Just start the eviction process and don't let the issue fester or you'll lose your good tenant. 

Many new home buyers in Denver are recent out of state transplants who often don’t realize or don’t care that many of the fancy new luxury condos in the whole NE side of town were recently built on top of former toxic waste sites, dumps, asphalt plants, slaughterhouses, refineries, smelter plants, and even a primitive raw sewage plant that still festers under a few inches of soil where the bike path now winds along the river (the section where riders gag uncontrollably from the lovely stench of hydrogen cyanide mixed with raw sewage and burning tar).

Be proactive follow up and take action before problems fester

You know if you let a problem fester you can count on it getting worse!

Their clothes will stink and it will fester throughout the house.

One roommate has a festering cesspool collection.

Once you allow a problem to continue and fester it only becomes more and more difficult to clear up and get back on track.

Seems like a minor expense that you wouldn't want the resident to fester over.

Most individuals will not know how to deal with massive foundation/mold/etc damage to their homes and I don't know if they want to spend the money to rejuvenate their home back to a functioning condition. if the home-owners didn't have flood insurance and they choose to walk away from their houses then the banks and city have an issue on their hands because there will be a surplus of damaged homes that can fester mold and other grossness that few will want to put money towards.

These things almost instantly turn me off when reading details about a property:1) Exclamation points - I see this as an attempt by someone to fester excitement 2) Listing the cost to rehab a property - Those are your numbers...not mine.
