From what I can tell, an LLC is taxed at 17% to 25% of the profit and a single person owner is taxes at 28% of rents collected (with the ability to charge back some expenses).I found this article in UniPlaces helpful - http://portal.uniplaces.com/pt-pt/imposto-sobre-rendas/ .I still have a lot to understand about the REI and perhaps I am missing something.

I am concerned about them looking after the property but from a practical standpoint I am concerned that if the place was a complete mess it would interfere with showings during the notice period and so bring about lost rent due to vacancy.

And doing so brings liability, even if the private note was in default, it is in connection with an installment sale arrangement, the buyer walks and the deal is off, the property is returned in lieu of full payment, even in Texas so it becomes an issue of breach of contract more than any credit issue.

I can't imagine any property manager or owner beyond a slumlord doing this and doing so brings on a whole different batch of risks...including getting shot when you collect the rent or go to kick them out.

We have found banks that will lend on new construction if your team has the experience with new builds so bring a partner in that has at least project management experience for a home builder and you may be able to get bank financing.
