The land is in a very non-desirable area pretty much in the middle of no where so I would assume the cost of the land is low but don’t know how the ROI would be after you had the infrastructure up and running.

When I search for rentals as a user and not as a landlord the search result shows as apartments with 3 units and when I click it then it brings up all 3 houses and says which unit the user want to go to.I paid for this premium listing and want my listing to be separated out.

I think a good starting point would be looking at the comps in your area (recently renovated or new construction homes) that sold around your desired sale price and in your desired timeframe and taking inspiration from there design choices.
