Kitchen Cabinets with fist sized holes, an overflowing AC drain that went unreported for lord knows how long, causing standing water & mold growth along the entire back half of the house (hence the water issue), and we found a nice pit bull puppy (no pet policy) that conveniently ate carpet + pad, chewed window casings and doors in EVERY room.

Yes you can make money doing what your planning, a lot of people do it. but must know your numbers or that $200 month will get ate up with repairs and time.

You can put quarter round mouldings on the perimeter of the floor, and a "TEE" moulding at the door to the room.

So I bumped the asking price down to the cap rate of that area 7.8% and got a price of $301,538 and made an offer at $300,000.That puts my new price of $300,000, expenses ate 50% ($24,000), vacancies ($5,280), and mortgage ($18,649).

You have to follow their directions to a tee, you have to constantly communicate with them and the group they connect you with ( which is for a limited time), you have to work hard to save money (although you are $50k lighter) and follow scripts and guidelines including using your money how they tell you to in order to build your business within the image of theirs.
