Originally from Pennsylvania, retired from the Navy in 2018, moved to Boise, ID (where I am now), and decided I want to buy my first investment property this year.

I’ve heard so many inspiring stories about members who started with nothing and now own multiple properties by taking a chance.

However if you have enough reserves, 6mo or greater then I'd say chance it but a couple of missed payments from the tenants and you have to foot the payments out of your own pocket.I'm all for taking risks but I think you really need to evaluate the age of the major systems so you don't get hit with a bunch of cap ex all at once as well as your reserves. 

Spend a little more money than you might have been planning to, buy in a better area (i.e. not a “turn key” 100k house off the mls), and self manage.

SB-9 allows for lot splits, which could create a chance to maximize the value of the land by creating 2 separate lots.

Does anyone have any insight on using seller financing to buy their primary residence?

In Pittsburgh it’s the only way to buy rentals haha!

We've noticed 3/1's have had more success as that is what investors are looking for and hindering my chances at a sale.
