While a gorgeous property with an opportunity for an ADU is appealing, I’m more interested in a fixer-upper.

Also, if in worse case my file is audited, will it be a bigger trouble with an out-of-state CPA if we decide to appeal in court?

A mid-term rental could be an great option during the 6-7 months you're away since it appeals to traveling professionals, remote workers, or individuals relocating and offers stable income without the constant turnover of short-term rentals.

Hi Nancy,being licensed in GA I'd say Carrollton, GA can be a solid option for long-term rental investments, especially with its growing appeal as a commuter city with proximity to Atlanta.

In general, recommended would most often be curb appeal related items.

I’ve actually been involved in creative real estate cases (suing and being sued) in Small Claims court in two states multiple occurrences, in Superior Court in two states multiple occurrences in each state, Bankruptcy Court (which is Federal Court) multiple occurrences, and 9thCircuit District Court of Appeals (which is also Federal Court) multiple occurrences.

Although I am still new to real estate, the strategy that seems most appealing to me is long-term rentals, but in regard to investing in real estate, I am very open to any other strategies in the business.
