Antennas do not work in my location.There are a few free TV services, such as Pluto TV, Tubi... 

I'm now in the place of considering a broader solution like Youtube TV for my (2) larger homes or even installing rooftop digital antennas for local access. 

Your "landlord antennae" pick up so much meeting someone face-to-face. 

Nothing jumps out and @John Underwood has some good suggestions, but maybe a digital antenna might work if you can pick up the channels.

I'm assuming if I increased my apartment's other income (via bill board/cell antenna lease, web services, etc.) it would be considered in the appraiser's cap rate value estimate.

Being able to do something like a coin operated laundromat out of the commercial unit might generate enough, mostly passive, income to cover the mortgage.Are they leasing billboard space or a cell phone antenna on the building to generate revenue?

Admittedly, it does sound strange to state it as "sell to yourself" and certainly raises the antenna of a potential scam.
