When you have 4 rentals, you are in a position where all units going vacant at the same time (or another major anomaly occurring) is certainly possible and those 4 empty units could be enough to do serious financial damage to you.

One thing that was awkward about researching that family last weekend, was that when I pulled the lady's credit report using MySmartMove, it *only* gave me her credit info, not the husband's, nor the family's.That's going to be even more important when I'm looking at this new family that owns their own business... if there *is* a financial anomaly in their history, it may only show up in one of their records.

Even when I would buy direct from the asset manager and had done so in the past, he wanted a new POF for each deal.I am guessing that Brecht's experience is the anomaly and not the standard.To the OG question, if dealing with REO deals, the more you have and show, I believe the better.

There are always anomalies, and I will never say never, but this type of deal needs to be fully scrutinized as cost over runs are very common and generally extreme.

To justify this type of system, I'd say it would only have value to the biggest funds out there holding thousands of assets, the Macro seekers, not the Micro.We've spent years developing this system and we still have anomalies and output failures (false positives) when you look at individual outputs.
