I think you need to be vary careful trusting anything that comes out of ChatGPT or a generative AI, especially for investment purposes.

In Portland, this is getting close to $25K/unit.4) Get a timeline from your builder and make sure he can serve as a gen contractor to get all jobs done on schedule,  THe longer it takes the more debt you incur.5) Start building from site improvements (grading, utilities), then foundations to finish.

I'm a Gen-Xer who came from the generation that saw our parents' CA homes double in price every few years. 

As a gen X guy the generations behind me need things like housing to be less expensive so they can start families, start building wealth, right now to many of them cannot.
