Wholesale contract must-haves

Good evening everyone. I am a new,potential, wholesaler, that is just starting out. I've read Brandon Turner's "how to invest in real estate with little to no money down" and current staring to read the "BRRR" book. My question is, what template do you use to write your contracts out, for you and the seller, and the other between you and the end buyer? what are some "must-haves" that not only protect you, but the seller and end buyer? I've got an agen that is willing to write out the documents but is asking what details I want in the contracts. Any and all feedback is greatly appreciated! Thank you.

    Hi @Nickolaus Garcia I work the west TX market have closed about 15 deals there.  We use a TREC form, but make sure you have "and/or assignee" after your buyer entity.  Also, once we figure out who we are going to assign too, we have our own form of Assignment Agreement between us and the Assignee/end buyer.  Sometimes escrow will require that the seller sign an Amendment to the TREC form/contract to acknowledge the buyer entity change.
