Motivation, trust, capital gains issues, they like payments without work (passive income), 10's of thousands in interest, passing on their investments to children in the form of monthly payments, they admire the hustle, they want to see their property in good hands.

While I admire your desire to help people, at some point, that is going to bite you in the ***.You should have firm set criteria, and stick to it.

And before someone tells  me how I am addressing this instead of the admiring the problem-- I buy hard assets, buy debt, keep healthy reserves, will buy 10 better locational houses than 15 okay locational houses.  

Starting with your first rental investment is a significant step, and I admire your enthusiasm.
