Happy to help with a little more detail.Ideally the property would be fully turnkey, but if its a good deal and the property needs a little work meaning a visual touch up like painting, decorating, or basic woodwork like some shelves; I have somebody to help me with that.

First off, 22 days sounds a bit much for regular touch-ups.

I'd like to know at what stage of renovations you will list your property for sale such as during the final paint touch-ups, during the finishing touches, or do you wait until everything is finishedI am just trying to get an idea if it would be professional to get potential buyers in earlier to walk through the propertyThank you 

Paint over ugly hardwood floors with Rustoleum, let them provide throw rugs, if scratched, touch up is easy.

If they only need some touch up for areas where the back of a couch rubbed on the wall then that would be more normal wear and tear.

I am looking to do some updates and touch ups in basement unit as well.While the house zoning requirements comply with ADU requirements, the basement is not up to ADU standards (ceiling is too low and one entry). 

The properties I help manage are all listed after the home has had a deep clean, touch up paints or repaints (no scuffs or marks on the walls), carpet cleaning (making sure there is not any dirt or stains), pressure washed, and has all hardware throughout the home property secured and functioning.

From an architecture stand point, we use tremendous amount of textual data such as zoning codes, contracts, building codes, proposals, specifications, communication logs, meeting notes and more.

I rarely have to touch up a fee things.
