Ohh ok - probably a bit more optimistic outlook then but I am still wary of HOA's in general 

My primary goal is to verify current employment, wages, and outlook (if they will go this far).

This time I am comfortable enough with the business to look at markets away from home, and I think the better yields, less expensive properties, and better market outlooks will be worth the money that a turnkey company will cost.I heard about Norada a lot back when I was more active in BP, and I remember thinking they sounded pretty good, but looking into them now, it sounds like they are not actually a turnkey company.

Personally, I am avoiding those markets for now just for a sustainability and environmental outlook, but I would overestimate for insurance premiums, almost 2x what you think just so you have a buffer.

Yes, I did start out looking for a "number" though answers such as Chris' are just as good to me.

The GPs find the best opportunities they can recognizing that the risk/return outlook needs to be able to get LP investors.
