Do sunshine and beaches matter more, or a strong job market in your specific field?

I am 65 and my dad would rent beach houses for our family vacations.  

Tampa for example, the most desirable STR's are also very desirable to owner occupants (near beaches, near downtown, etc). 

My little mission beach units have a value of ~$1m each.  

Even though it's tough, you'll get stronger and smarter than those sitting on the beach waiting for the tides to turn in their favor.
