Their previous lease includes a portion of storage in the basement with laundry access(also in basement).Current set up: tenant occupies floor #2 with separate access to the basement for their laundry and storage.Future plan: reno basement and remove storage/laundry access for tenant.

In our 4-bedroom, we have one in every room because 1) the need for it in bathrooms, kitchen, and laundry room is obvious and 2) living room / bedrooms, it's helpful (and easy) for people with allergies (kleenex), snacking in front of the tv, etc.

I am putting a laundry room (coin-operated) and storage units in the basement of my small multifamily.

We buy in bulk at Sam's.We get a large pump body wash from Walmart.He get decorative hand soap dispensers and buy large jugs to refill all these.

In this case though, it makes it very tough to keep the current property cash flowing if I pull the money out through the HELOC though (while it's not directly added to the mortgage, it all still washes out into much larger monthly payments) though, so I am very leary!

I just added laundry to a unit and need to update the lease with a laundry line item.

Does NOT mean you will NOT cashflow right away but most of the time in San Diego you are buying to ADD value, raise rents and finding other opportunities to raise your cashflow like; add AC, laundry, storage, etc. 

My goal is to add verbiage within the lease that will decrease any tiffs between tenants for the common spaces and how to set expectations and promote group effort with cleaning the common areas/shoveling snow/personal dishes/shared fridge/laundry/having guests and so forth.
