In addition to having employment part time through the school year and full time in the summer you would consider something as basic as a lawn mower as a asset to generate additional income.

They can provide a basic as-is purchase and sale agreement, draft the deed and provide escrow services.  

You could go as basic as venmo/cashapp to collect rent, or you could use something like Stessa, Apartments.com (who acquired Cozy), or TenantCloud.

That's as basic as I could really break it down but I think, since you live there, getting out and seeing the areas during the day and at night will help out a lot and also find a Realtor you enjoy working with who wont try and push properties down your throat.Good luck and enjoy, it's a blast.

My experience is that no matter how great/nice a LTR tenant is and how on-time they are with the rent, there is still a LOT of potential damage they can do--even for things as basic as not changing air filters (unless you do this for them).
