Depending on your market, if you have a 2 night minimum on a 4 weekend month, you may end up with people cherrypicking all the Fri and Sat nights, leaving you with 8 days occupied, which is not good. 

I do not want to split it up into frying pans, couches and fans, just hoping to sell it all to one person. 

I think Fri-Fri rentals makes more sense, so that the tenant has one uninterrupted weekend. 

There is a group coaching call 5 days per week (Mon - Fri).
