Would it be easier to do a career change outside of real estate and then be a part time agent on the side?

QUESTION: Has anyone had success going all in on marketing to groups celebrating milestones? 

Does anyone have much success buying SFH with seller financing? 

Purchase price: $220,000 Sale price: $225,000 Contributors: Peter Vekselman Partner Driven, in collaboration with our partner Archie Raglin, successfully purchased a property on Outlook St, Mission, KS, for $220,000 on 12/30/2024.

On 11/15/2024, we successfully sold it for $200,000, delivering a remarkable return.

Looking for some guidance to better my chances of success. 

With the current mortgage rate constraints affecting how many buyers are willing to enter the market we are seeing a lot of borrowers have success with the BRRRR strategy with plans to sell in the next 3-5 years when interest rates go down.Researching potential LTR and STR rental amounts and seeing if holding for a few years is a viable option is a good analysis to do well. 

Since New Jersey is very tenant friendly I wanted to know if anyone has had a successful experience with actually getting your tenant out within a few months?

I’ve been thinking about partnering with a successful wholesaler and seeing if they will expand their operation to include the zip codes I am interested in.Example:  I would like to partner and give money to a successful Detroit or Texas wholesaler and see if they are willing to add my Georgia target market to their operations.Before moving forward, I wanted to get some feedback and advice from those who are wholesalers or who have partnered with wholesalers.Has anyone ever heard or have experience in a partnership like this?
