Are there any lenders here that can finance a conventional loan without a full 2 years of work history?

Options - collect full payment for the 3 months up front and lower the deposit to secure against damages only, require insurance.

When I got my first loan for real estate I realized it would’ve taken me a full year to make this money before I could invest.

Granted, after 30 years the place is a pig sty, but if he goes quietly, no malicious damage, I would most likely return his damage in full.

.), and that paired with an old 1800s house and less-than-ideal tenants turned into a slew of issues:- Rodents (yes - rats IN the house)- Roaches- Mold + massive remediation (full kitchen reno because of it)...and so on.

November to March tends to be the slowest leasing period so you are likely fighting that battle, but if you aren't at least beginning to receive more inquiries or having showings without tenants at minimum interested in a mid March/April move-in there are two potential issues: the home is over priced compared to competition or the property is inferior in condition.

You can point out spots like nail holes where they hung pictures, dirty spots in the apartment needing cleaning, blown outlets they are overusing, etc.

But it shouldn’t feel like a fight.
