the little nuances one learns in the foreclosure bizz... states with redemption rights are very tricky... in Oregon the rights sunset after 6 months.. so many investors if they don't have the rights ( ie can't find the person who lost the house) Or does not want to pay someone who bought the redemption rights and is holding them hostage.. they just wait out the 6 months and go about their bizz...

I bought my first flip this year.  

I wish I could make it work with sub 100k properties, but that's usually fools gold (especially in 2023) and just not where you find long term success.

We had tenants that had a lease that ends in 5 months and wanted to break it 4 months early because they bought a house. 

Years ago I bought houses for $25k in my market.

The ones that had high rent growth, lax zoning laws, and general buzz about multi family gold mines.  

I am in the Tampa Florida market and they make a killing here and are worth their weight in gold to the owners of the community.  

I went to USC so I bleed cardinal and gold.

First when I bought them and "fixed them up" and then 10 years later when I had a little better understanding and started doing things the right way.
