(coming from a sarcastic Catholic myself) Has God run a proforma for you to suggest how much you should spend on the rehab and still cash flow enough to generate your desired return?

Posted this on the Multifamily section, but realized after I should post it here.I am a current Senior at the  Catholic University of America playing Baseball and finishing up my accounting degree.

Telling us to take responsibility is like telling the Pope to become a Catholic. 

I am a current Senior at Catholic University of America playing Baseball and finishing up ny accounting degree.

What would normally happen before this is they would stay a few days in a shelter run by a non-profit like Catholic Charities.

If someone is fearful, trying to convince them to be optimistic and invest is like trying to convince a devout catholic that god isn't real.Lenders are another can of worms, but similar to the investors.  

However, the property in question is in a pretty good location: adjacent to a garden run by the city council, less than a block from a brand new park, and kiddie corner to a church/Catholic school.

I lived in Ponce for a year across from the Catholic University on the 15th floor in a decent condo/apt.

It happens this couple were moving into same unit by the same bigoted neighbors as the above case so I warned them of catholic area and potentially bigoted neighbors.  

Realizing that most people will overstate what they offer rather than understate it, whereas I do the opposite.The first of these, I think, was imbued in me as part of my Roman Catholic upbringing.
