Neighborhood selection, property management, tenant risk, and rehab surprises can make or break an investor.

What is the best option for a landlord policy for someone who owns multiple rental properties(AZ and CA) and has no primary home or an auto? 

I am considering the pros/cons of doing this without a property manager or real estate agent. 

When the project was finished there were a lot of other developers noticing that statistic so we decided to make sure that our property stood out among the competition.

If you want more B / C class properties take your pick.

Perhaps I could help with some recommendations for other contractors to bid on the roof and foundation or even a new property manager.

This is messy, but try to bear with me:I have two Stessa Accounts: one for my personal properties(account "S1") and another for properties held in a partnership (account "S2"). 

I am looking at some Repository list properties, due to these being on this list it is to my knowledge since they are from judicial sale they will be provided with a free and clear title.I am noticing 2 things on some PINs either the pin is for a "improvement only" (trailer, garage etc) or the name on the repo list does not match the most recent on the GIS pin.With these situations does that mean if its improvement only you would only own the trailer for example and not be able to do anything with it as the land is still theirs?
