Hello,

I'm interested in starting to practice Hard/Private Money Lending in the southern New Hampshire area. I'm trying to put feelers out for some more information and guidance on how to get started . I've been doing a lot of research and am going to set up some time with a local attorney specializing in real estate lending to get a better understanding of the laws and regulations regarding HML in NH (commercial use only, having the borrower take title in an entity, etc.) but I have a few of questions about the business side of things.

For anyone who may know, what is the typical range of HML loan sizes here? If possible, I'd like to start with smaller loans (hopefully around $100k or so) so that I can get started and build more experience before working my way towards doing larger loans. I'm primarily interested in lending on houses with an ARV of the median sale price in the area.

I've been hoping to get to NH real estate investor group meetings but the current COVID restrictions have put a damper on that for the time being. Any suggestions on how to branch into the NH investing network despite these restrictions would be much appreciated.

Thanks for posting all of this! This is great. I drive by this house all the time and I'm so glad someone bought it and is putting in the work to rehab it.

It's great when investors are willing to post all of the gory details of their rehab. It really helps others learn!

Hi Keith, I bought a duplex in Manchester last year and definitely am glad that I did. Like Axel said, the rental market is extremely strong. I really do like Manchester, though there are some rougher areas where I personally wouldn't want to live. If you're unfamiliar with the area, I recommend driving around the city to get a feel for various parts of the city and see where you would be okay living.
