Hi everyone, I'm a rookie RE investor from Queens, NY and looking to invest in single family and small multi family properties in Columbia, SC area.

I'm looking to connect with investors from Columbia area who could help me to find the best neighborhoods to invest in. I have some zip codes in my mind but as an out of state investor, I'm not sure those are the right ones.

If I understand correctly, I need to find sold properties and find out their NOI and from the NOI figure out the CAP Rate of the area, and than I can determine the value of the property by divide the NOI by the CAP rate.

Is that correct?

Hi everyone,

I would like to know, how can I find out the value of multi family properties. Find out ARV of a single family house with similar, sold properties in the area, is understandable, but it's not easy to find similar, sold 10 unit apartment complexes in the area.

My question is that, what is the best way to determine the value of a 10 unit apartment complex?

Something definitely happened with that building. If I’m correct there are 2 or 3 violations on it but I can’t find what kind of violations they are.

The building is only 15 years old but there is no any info from the past 10 years.

Thank you for your response. I have talked with a realtor but she couldn’t find anything from 2008 till now. Probably she didn’t dig deep enough. She told pretty much everything to me that I found on public sites. I’ll find someone else who can look into the Realist Tax.

Hi everyone, I don’t know I’m on the right place but I hope, I will find answer for my question.

I found an abandoned apartment building in New York. Windows are boarded up, chains on the entry door, etc. I tried to find some info about that, but there is no any information since 2008. I also tried to find the owner of that building but nothing. 

Can anyone help me, how can I find the owner of the building?
