@Andrew R. Lucas So you mean, the tax on owner occupied and non-owner occupied but the owner lives in the state, calculates pretty much the same way except the owner occupied has 4% multiplier while non-owner occupied has 6% multiplier. And even if the owner lives out of state besides the 6% also pays higher school tax and sales tax?

Also, could you please send me the link of the post that you mentioned you guys were talking about property tax on a deeper level.

About calculate property tax, they'll take the purchase price X 6% (as out of state owner) X millage rate. Is that correct?

I checked out your profile, your portfolio sounds impressive, congratulations for that.

@Phillip Vera That sounds great. My biggest concern is the high crime in certain areas. This is what I really need to work on.

I'm actually also interested in Augusta, GA and Atlanta, GA as well but if I'm correct, Atlanta is very competitive.

About Columbia areas, I'm looking at the whole Columbia-West Columbia right now, because of lack of knowledge. I'm working on reducing the circle and focus only on safer zip codes.

I meant up to 4 units by small multi family properties. I don't think, I have enough knowledge to move higher right now.

@Kenneth Mooney Unfortunately I'm not seeing much, because I'm very new in the area but I hope that it'll change soon. I try to find investors in the area who know the market and can help me to expand my knowledge.

I saw that, you are from Augusta, GA. I'm thinking about North Augusta, SC area as well. Do you have any information of that market?
