Thank you for your reply, it's very useful. 

As "large" I meant like 30+ unit apartment building. I know, so many people are dealing 100s of units, but 30 and up are large enough for me as a start. :)

You are 100% right Chris! Obviously not the calculator makes the deal work, numbers have to be right. Calculator is a tool that makes the whole process faster. My friends suggested that I should learn calculate the numbers manually first, so I can understand what actually I'm doing and move to calculators when I know everything on the manual side.

I'm probably one of those people that you mentioned in your post, but I'm trying to catching up by learning and get more experience.

I'm new in the commercial world and what I meant is, I'm looking for the formulas that technically helps me to calculate all the necessary numbers, like Gross Rent Multiplier, Cash Flow, Gross Scheduled Income, Operating Income / Expenses, Cap Rate, Equity Build Up Rate, etc.

When I get the rent roll and income statement about a property with all the numbers in it, I need to calculate these important things to see if I should moving forward or not.
