If you pay almost ZERO income tax every year, I definitely need to read your book.... :D
As far as VAT, it can only be a good think if it replaces all other taxes because, it can be individually controlled by your personal apatite. The less you buy, the less taxes you pay. It would promote saving, and make people buy only what they really need. I came to the US from Israel 25 years ago. In Israel, I was working as a self employed and the VAT was a real killer mainly because it was an additional tax rather then a replacement tax and the bookkeeping was a nightmare.

How about those selfish, heartless, money grabbing, "It's about me and screw you" capitalist republican and so called libertarians, UH?

Well, labels do not really work. I think most people want the right thing for their country. The real different is what is that "Right thing". That, off course depends on who you ask.
Should I claim that everyone who bring a child to this world would be responsible for that child? Pay for his/her health, education, etc? Sure. But what if they don't? Should I, as a tax payer pay for this child's education now, or build bigger prisons later? Again, I guess the answer to that depends on your personal view and philosophy.
... And to Nick. The reason no one went up in arms against the reckless war in Iraq, is because we don't have a mandatory draft anymore.

I was out of town and busy so I couldn't respond. Getting the money is not a problem. Getting the money cheap is. I have about $60,000 Line of credit in credit cards,and $15,000 in personal LOC with my credit union. My FICO is 745. They are all good sources but not cheap 11.5%-21%. I already used some of my Home Depot LOC which carries no interest for 12 months, but in the end of that run I'd need something cheaper.

I would love to renovate very old houses. Combine the old tradition with new green technology. Like Harrison, I would donate those houses to charitable organizations, such as women's shelter, small community centers, etc. I would also like to buy inner-city empty lots and convert them into green house gardens.

I never bid in an auction but from what I understand (...and I welcome correction) is that unlike with REOs or HUD properties, you may end up owing back taxes, utilities liens, etc.

The reason we are not as happy as the northern European is because we do pay a lot of taxes, Federal, state , local, property, sales, etc and yet, we don't enjoy that money as tax payers. It goes to other people (entitlement), to defend the world, or fight private wars (Iraq) etc, and bailing out big institutions. When the northern European pay their taxes, they get it back in form of services. They get free health care. Dental care, child care, free quality education, etc, etc. The don't spend a penny on defence (They don't need to) They love their small "flats", their pace of life, the cup of coffee in the morning at the cafe down stairs and the after work drink at the pub. - They are the most progressive nations in the world, an open society which enjoy lowest rate of rape and child abuse. - Yes, they don't have those big TV, the Hummers, and the Mc-mansions but life is good.- For them....

Thanks for the input. I do agree with you that the loan amount probably didn't make a business sense to them. But they should have been up front with me. They led me to believe (Based on the pre-approval loan amount) that they would go trough with the loan and they even gave me a GFE. As far as a law suit, I checked with several lawyers and they told outright that despite having a merit to such law suit, since there no much money for them, they would take the case.
Oh, well. Life goes on. Live and learn.. Or any other cliche comes to mind...

I wonder how did you find about it? Did the title company notified you? I agree with Roger. You cannot QC something you have no entitlement to, Even if she signed the QC before the foreclosure, The person whom she QC to, has lost it to the bank since the bank hold the note.

To David Bui:
Center Point was great until three months ago then everybody stared jumping on every property they can grab. I cannot even start telling you how many properties I lost to a stupid and bidding wars.
...And if you have the money for Center Point I'd suggest Hueytown. It's the best rental area in BHAM.

I have two properties (SFH) that I bought and rehabbed using my own money. (Both are rented to section 8). I put out an offer for the third one also to be bought without financing. All the properties ARV is about $45K -60K. Properties are located in Birmingham, AL
I don't think I'll have enough to rehab the third one. I checked with several local banks.They do have HELOC and H/E loans but not for investment properties. Are there any loans out there that I can use (Business loan maybe?)
I probably need $10-15K
