In the past two and a half years spending time and actually living and working in the metropolitan Atlanta, I learned that people would travel great distances from home to work so they can have the lifestyle they enjoy and can afford. The point is, that unlike small towns where one industry or a major employer can galvanize the residential area, in a diverse and spread out area like the greater Atlanta, people live in one place and work in another.  Just because Porsche is moving to Hapeville, doesn't mean that those who work for the company will be moving to Hapeville or East Point. Just a thought...

Hello Ladies and gents,

After two years of absence I'm back in the real estate market and back to Bigger Pockets. I'm too making the transition from California to Atlanta. In the past two and half years, I've been dividing my time between Atlanta and L.A. working in the TV business, however Atlanta became more and more prominent in this field, so I bought a house there (Mableton) and I'm in the process of selling my house in California which will allow me to invest some cash in the ATL area. My current properties are in Round Rock, TX and Birmingham AL. I'm just getting myself familiar with Atlanta. Think about Smyrna (The New Braves Stadium), maybe Marietta and possible Sandy Springs.  I'm also thinking about Norcross where there is a new TV Studio and stages just opened up at the old Eagle Rock bottling company.
Feedbacks are welcome.

Actually, it is wrong, because when you buy a stamp, you don't buy a stock, but rather a promise of service. You pay the post office to deliver your letter. I think the USPS shold be prohibited from requiring added postage when they raise the prices since you purchase the service in advance...

If you click on your "dashboard" (Upper right next to the word "Inbox"), you then can see on the left a list of options such as "view my profile", "Edit my profile" etc. One of them should say "My photos" then click on "Add a new Gallery" and upload your pictures. Make sure that they were resized so the files are not too big.
Another option is to post it on a free photo service like Flickr or Picasa and simply post the link here.

In general, I agree. If it doesn't cost you too much money to run an operation like that, it doesn't hurt. This is like sending your resume to the same potential employer over and over again. You never know when there is opening, right?
I would just say this, if you use the same method and it doesn't work, you have to re-examine it.
It seems to me that someone responding to an offer two and a half years after you start marketing to this person, is an anomaly, not the rule... Yes, it can work but if you rely on that as a business, I'm not sure if this is a good strategy (As only means of marketing, of course)

My Wy/TX LLC work almost as the other one in AL. Texas laws with regard to registering foreign entity is quite vague and since my properties there don't produce any net income, there is no tax consequences.

I would suggest as others did to seek an advise from a lawyer, however use your own discretion since lawyers tend to go overboard with structuring which can be very costly.

I'll give you an example of the other extreme. A very good friend of mine (The one who actually turned me into real estate) owns 14 properties all SFR which are spread over three states (TX, AZ, TN). He owns some of those properties since 1994, lots of them are almost paid off. All those properties are directly under his name and his wife's. He've never got sued. Would I choose this rout? Probably not, but it's a choice.

Yes, but you are reducing your margins to a dangerous level and as most realtors would tell you, you can sell almost anything for almost any price. The question is how long would it take you to do so and if you use loan to purchase and rehab, you are really playing with fire.

OK, so this is maybe unfair to assume and I'm waiting for the rebuttal.
The original poster is a property manager which I assume in the area of this house. Do we really think he needs our advise? What if he is trying to promote his own listings...???
