Hi Jul ES! I am from northeast Ohio today and am actually going to meet with my first realtor to discuss looking at properties (finally!!!) I have a question ...what are some ways an investor should communicate with their real estate agent in order to help the realtor assess what a good deal may be to an investor?

That sounds really productive. May I ask, why handwritten letters? Wouldn't it be more cost effective to use an eye catching, but printed letter?

So I have been away from bigger pockets after taking the advice of bigger pockets to let go of analysis paralysis. I am proud to say I actually called to inquire about a lot of multifamily houses near my job. I learned a lot from the experience. The most important being that as a new investor my eyes were way to fixated on obtaining a house. Yes, event though it is the ultimate goal, I am never going to reach that point without proper financing first. Investors, in your view was obtaining proper financing the chicken or the egg for your first deal.

Thankfully I found that Ohio has some great opportunities for first-time homeowners which will help reduce our down payment even further. I can't wait for the phone meeting with the lender.
