From what I gathered - Start a LLC or other form of protection, then talk to a good attorney about successfully conducting these transactions in your state.

Last night I used another computer and had issues logging in with FB. I have no clue how to log in without facebook, might be a glitch to consider.

Is it normal for home owners to have no rental history on a property? My agent mentioned it was an elderly owner and this might be my first acquisition as it strongly fits the parameters I want. All 4 units are currently occupied and they seemed like stable happy tenants, but I am wondering if I should take the lack of actual numbers as a red flag.

Okay , is it unusual to send a real estate agent a list of house to gain more information on prior to asking to view a property. I just asked that of the agent I'm working with and it seems like she is re-evaluating working with me. Previously I was viewing one house at a time, but there has to be a more efficient way of finding which house makes it to the first showing cut. Any suggestions for making the house search process more efficient?

I am seeking to invest in multi-family units in Summit County, Ohio.

That's an insightful question. I would surmise it depends on the terms of the deal and what your seller, partner, funder is willing to cover up front.

I never even thought of credit unions. there are some in my area. it just seems unfair that having a credit check hurts the score. makes it difficult to shop. The idea of having shorter term loans seems awesome .

@Joe Fairless . It just seems limiting to have to live in whatever multifamily I buy. Especially, since I have a home with fairly low -rent.

I am going through home showings now on multifamily properties in Portage County, OH. Since this will be my first investment property I am going through Ohio's first time home buyer program. The only stipulation with this is I would have to occupy the home I intend on buying. I have good credit - well over 700, so I was wondering if perhaps I should purchase houses through pursuing a line of credit, this way I can cover repairs if needed too. Before I make this real commitment to a load of debt I was wondering what may be the most valuable point of entry financially?

Any advice?
