I'm an agent in the Kansas City Metroplex and have worked with both investors and non-investors. Obviously, the intention and financial considerations are a bit different depending on the type of transaction, but in regards to working with agents what is the most important thing for you?

For example: do you prioritize hustle and communication more from an agent when looking for investment properties? Do you prioritize an agent with a calming personality who is better at explaining what is going on to your spouse more when looking at personal residences?

What are the most important qualities in an agent??

Thanks for taking the time to respond! I think that certainly seems like a sound approach. Has the type of strategies for you shifted at all? For example (and i'm not sure exactly what you're current strategies are), has the market made you more hesitant about say, flipping, and more comfortable in a more buy and hold type of approach?

My general attitude toward the economy is that I think there is a chance that prices start to dip in 2021, which might provide some extra opportunity for investing. I'm taking this time to build up capital and prepare myself for what I think will be a good time to get started with my personal investment portfolio. What are your personal approaches? And how has it been finding deals with the lack of inventory?

Bonus: I live in the Kansas City area, so to all the KC investors, what are your thoughts specifically for the area?

Investment Info:

Retail buy & hold investment in Springdale.

Purchase price: $2,000,000

Nice strip center right on the main road running North and South right next to the mall! We were in a bidding situation but the investor I was working with ended up taking the property. It cash flows wonderfully and is likely to appreciate. Nice looking too!

@William Robison at this point I’d probably be most interested in some sort of hybrid. The company I work for now offers a program where you get a small salary and then a 20% cut of the typical 3% commission. I like the idea of something like that at least until I get my feet under me.

I’m looking for a company that will help me learn as much as possible that has a strong (and positive) company culture. So, what would you say are some of the best real estate companies for new agents in the KC area?

(I’m a senior at the University of Arkansas and I’m graduating in May. I work in Real Estate by helping my boss find investment properties and I’m going to focus on being an agent next semester full time (I only have an afternoon class). I’m just trying to figure out where to apply to work for after graduation!)

I’m a 22 year old college student at the University of Arkansas and I’m currently pursuing my bachelors in Finance with a concentration in Real Estate. I work for a local Real Estate company as an assistant to the founder by helping him find investment properties and he said that he wants me to get my license now.

I would continue to work for my boss 15 hours a week (he’s very flexible so I can put in my 15 hours whenever) and I’d work 25+ on my personal stuff. I only have one afternoon class from like 3 to 4 twice a week. I’m just trying to figure out whether or not it’s worth it for me to get my license at this point.

I’m super driven, have good soft skills, understand real estate relatively well (have tons to learn), I’m just concerned that my age will be a barrier and that I won’t get a good shot in my last semester to make a sale.

I will likely be moving after this semester to another city, but would it still be worth it to get my license and try to make a sale or two while I’m still here?
