@Adalberto Alvarado - That happens to be a common question on BP. Most of the tax professionals on BiggerPockets specialize in real estate. You can reach out to them and explain your personal investment and tax situation to see if they’re a good fit. Most of them serve clients in all 50 states.

@Carol Burns - my favorite investment book is The Most Important Thing by Howard Marks. His ideas on "second-level thinking" are key.

@Maddy C. - There are many rules in dealing with foreign investors (even if they're your parents). It's doable but be aware that paying interest on foreign-sourced loans and for sure having equity investors from overseas leads to increased compliance with the IRS.

@Michael Giancola - It's sometimes difficult to find a CPA who both specializes in real estate and is located close to you in Austin.

There are lots of good CPAs and Enrolled Agents on Bigger Pockets who work remotely and have clients all over the country. You can just reach out to them and determine which one fits your needs the best.

Markets are constantly changing, and there isn't a perfect one. I think you should list your top 3 criteria (eg appreciation, low crime, good schools, etc) that you want in your market and your top 3 criteria (eg high crime, low returns, high property taxes etc) that you refuse to invest in. Start a spreadsheet and then look at 25 potential markets and rank them based on each of your criteria. See which markets you can narrow down through this method, weigh the pros and cons of the finalists, and then pick a winner. Commit to build your team there, invest there for at least a year, and then reassess the markets again after a year of investing there. Every investor has different criteria that will attract them or repel them from a market so really think about the criteria that is most important to you.

@Ivan Fence - You'll want a cpa or lawyer. You'll have reporting requirements with the IRS (like Form 5472, among others) and the penalties for not filing correctly are $25,000 plus.
