My current location is very expensive and rents don’t support purchases. I hear of way better deals in other States and would like to know how others evaluate out of State locations

The Midwest is a great market to invest in for good cash flow and appreciation. Ohio offers a lot of great markets to choose from. Columbus is a great choice for appreciation and cash flow hybrid. If you want pure cash flow I'd advise for Dayton or Cleveland.
