 Hey Bryan thanks! Yes KECO Capital, FYI we bought the fixer upper in March 2022 before rates hiked up, it's about 1% or more higher now.

 Yea I'm still a bit hesitant to do flipping in Kona due to the availability of contractors. I'm wondering whether I should flew-in my CA crew to make the cost cheaper


 That's what a few investors do that have crews else where. It's a hit or miss sometimes here!

Kailua on Oahu, yes it was pricey but to get a good contractor to do it quickly we were willing to pay and it included permitting and adding an extra bathroom.

 Yes we paid 7.25% and 1.5 points, we used private money to fund the 20% gap and upfront payments.

 Yes I have 6 in the works right now, not in the same neighborhood and lower profits since the market is softening but always looking for more!
