 Hey Bryan thanks! Yes KECO Capital, FYI we bought the fixer upper in March 2022 before rates hiked up, it's about 1% or more higher now. 

 That's what a few investors do that have crews else where. It's a hit or miss sometimes here!

 No in Kailua near Kaneohe

 Yes we paid 7.25% and 1.5 points, we used private money to fund the 20% gap and upfront payments.

 Yes I have 6 in the works right now, not in the same neighborhood and lower profits since the market is softening but always looking for more!

 It is difficult and all the really good contractors are months out. We paid extra to get it done quickly and work with a licensed contractor.
