Seems like a fair rent increase, with the $25 pet fee justified. It takes a lot of paperwork and time to get the animals declared therapy pets, it's not as easy as people think it is. If the pets disappear you can always raise the rent formally up to 450 in a few months time / post lease to cover the difference.

I do not, but I can see the appeal in having an attorney with a strong knowledge of real estate

I would always form a business entity for a different class or group of investments. Simplifies the books and keeps you legally covered. Erik Whiting makes some great points with his post, sound advice.

I have always wanted to play more billiards. In the area I am living in, billiards tend to be a thing for the young, not really socially acceptable to play in the area unless you're having more than enough to drink to justify.

@Rico D Williams you have hit it on the head there, except that banks tend to have massive amounts of money in reserve so they can certainly do without your interest.

Structural damage. Bit me hard on my second flip. Should have gotten a second opinion and set of eyes on the unit before I bought.

The problem with 360 degree photography is that awful fishbowl like effect you get around the top and bottom. This can make a nicely decorated and well made up room look horrendous.

Nope. Just because you have insurance, doesn't mean the insurance company will cover damages. They can claim the mold was preexisting, or can contest for any number of other reasons. Seems like an unnecessary expense.
