Average cost is supposed to be about $700 per year, but obviously this differs between areas, and whether or not the area you live in has a history of flooding.

Talk about it with him. You catch more flies with honey than vinegar. Besides, you will likely own this property for at least a little while, makes sense to have a good relationship with your neighbor. Ask politely, discuss it formally, but try and take the edge off the conversation.

Oil heat is incredibly inefficient, the upgrade could very well get you a higher renting and sales price, and would make the building more eco-friendly, which is a plus for everyone, no?

@Ross Leavitt, I did for a short while. Unfortunately a major deal fell through and we were forced to discontinue. But it was a great opportunity, and I learned a lot in my 6 months or so with the project.

I would very much like to try crowdfunding REI. What are some platforms you have had successes, and failing that, terrible experiences with so far? What would you consider the best platform for someone who is new to the form, and looking to invest in small, single family units via crowdfunding?

The stock exchanges are reaching all time highs, and many are expecting financial crashes any time. How long after a financial crash should we expect to see the seeds of discord affect the Real Estate market? Will the impact be instant?

It may be interesting to point out that just 11 days before Harvey, Trump signed his infrastructure bill under the shadows of Charlottesville.   Buried in that bill was a relaxation of the construction standards in flood zones that were driving up costs.  I'm not entirely sure what that means but it would seem that it would make construction cheaper by removing the uniform standards in flood zones.  It makes me nervous about the quality of construction post Harvey.

Hey @Account Closed I've personally by working with my dad and brother for seed capital because I just got out of school. We're self funding for now but looking into low interest loans along with credit cards to fund some of the renovation aspects of the seed capital. 

Trying to create a metaphor here based on the popular Reddit Question: "Would you rather fight 100 duck-sized horses or 1 horse sized duck" and draw parallels to apartment vs. single family home investing. You can go with 1 upper-mid market single family home and make decent margins if you know what to look for or you can go after a 20-unit apartment and make small margins on each unit but do well if you get it a full capacity. So that's my question, would you rather go after a cheaper 20-unit that takes more selling, more maintenance, and more marketing but is an overall safer bet, or fix and rent a nice single family home but risk overpaying or having your only unit vacant too long. Let's assume hypothetically your seed capital is the same for both.
