Good morning everyone! I am pointing my compass at commercial multifamily investment. When I tell people in my network, I get the advice to start in SFHs and build equity to pull out and put into CRE later. My question is: Do I have to? Is there a way to get into CRE without staring in residential? Right now I'm looking at residential multifamily 4 and under. Thank you all.

Ok so as I was looking again, I did mess up on the ARV. I think that individually, they'll go for 150k-200k each. These two have separate meters so I wouldn't be paying utilities (I couldn't get the pics to upload to the report on this one for some reason). I pay my management company 8% (Those veteran perks) I agree on the insurance being low for these two. It looks like I confused myself halfway through running the numbers and started running them for one of the houses rather than both at some point. I think I rushed through as the last duplex I was analyzing was put up on the market and then put under contract the next day by the time I had finished the analysis. Will reanalyze while considering all of those great points you made.
