Michael Lauther could you explain the 50% and 2% rule to me?

I may have heard the 2% one being 2% of the value of the home should equal monthly rent e.g. a $100k house = $2k a month for rent.

Nice job! I'm about your age and building my lists now in Denver, CO. No advice on the price, but I was wondering what kind of marketing got you that deal? Seems pretty legit.

Welcome Dawn. Have you checked out the BP podcast yet? The last episode (#18) convinced me that marking for motivated sellers and wholesaling the deals would also be my route into real estate. I want to further encourage you to go to the meetup. It will be my first, but I have been looking forward to going all month.

Terry H. I am in the same boat of considering getting my sales person licence.

Clay Huber What real estate agent route do you think would be best for a beginning investor? Get your accreditation and then go looking for a firm or have a firm to pay for your education? In Colorado, I can take an online class for $399 and $85 for the test, but I also see Keller Williams and other brokerage firms offering to pay for education.

Have not yet looked into fees, commission splits, etc. Good advise.

I spotted an online job post for a real estate investor to become part of their team. I like the firm's stated values (community oriented, karmaic thinking, environmentally friendly, driven), the investment area (Five Points neighborhood in Denver), and the types of transactions (flips, wholesaling, and development).

I am not the experienced real estate investor they want to add to their team; however, I do think I can offer them some value in exchange a more hands on real estate education.

I am:
- handy and can assist with the renovations
- analytical and could help run comps, make projections, book keep etc
- web savvy and could help spiff up their website and create more of a social media presence (BP, twitter, youtube, fb, slideshare)
- driven to learn and grow as a person and investor
- willing to freely give up to 20 hours of my time a week with the right fit (currently working full time at Lowes)

They asked for a cover letter and resume. I was thinking about making my cover letter the pitch to meet up to see if we could work out a mutually beneficial arrangement.

I have two questions for BP:

1. Should I respond to a job or partner request with a mentorship offer?
- or does it come off as spammy and not a good way to begin a relationship?

2. How should I sell the idea of an internship?

This is what I have so far:
