@Dan Krupa I really like your insight! I hear about 5% conventional loans but I don’t know who offers those. I think financially I could qualify for one but maybe I just need to ask my lender....!

Hey BP family! I am starting my journey in getting that first rental property. I am at a bit of a crossroads and hoped you all could help me with some experience. So I was recently approved for an FHA loan and my goal is to either get into a multifamily property (likely 2-3 units) or get into a single family home that just needs to be updated, fix it up a a bit and then turn it into a rental after a year or so. I know of the constraints with buying a property with an FHA loan so I of course am open to taking out a conventional loan as well. My question is this, in your experience has North KC as in North of the river and across the bridge or Northeast KC, over by Budd Park between Benton Road and Belmont from Gladstone Blvd to about Sheffield, seen better returns? Are either of these areas I should avoid being a new investor or are there "pockets" of areas to avoid in those to locations? I drove around both areas this past weekend and saw a lot of inconsistency in the quality of the areas so I just wanted to get the insight from the experts. Thanks in advance!

@Megan Wakefield I love you “why” about giving back to others and spending time serving others at church. My why is the same I would say as well as the future kids part! I grew up in a less than ideal situation so my passion is to give back to the youth who have/had similar childhoods as myself. I currently serve in my church and have a little brother through big brothers program and I find I am happiest doing those two things! I also want to travel the world!

@Nathan James I like this idea so much! Personalization is such a great move. I know if I were on the other end of a deal and one potential buyer came to me and showed them their personality and gave me insight into the dreams and mind I would be very inclined to sell to them over an “invisible” buyer. I will definitely use this with my deals!

@Maria Koch Thank you Maria! Best of luck on your journey! Yes it was a tough loss for sure. I didnt see that coming at all! The more research, reading and connecting I do the more inclined I am to go with the house hack. I am just having a harder time finding a 2-4 plex but luckily I am not desperate. I just want to find a good deal and get started. I will definitely PM you to ask some questions about contractors and agents you may know as well as contracts for lenders.

I know I am a little late to this party but I would be interested in meeting as well. I am also looking to get into a BRRRR/Flip deal if you are still interested! I am just now starting out myself and would also like to mitigate some risk on my first deal!

Thank you Steven! House hacking is first on my list as far as steps to building a real estate portfolio is concerned. I Almost have enough capital to take on a smaller deal myself without needing a private lender (depending on the deal of course). I think what I really need to do at this point is nail down that decision as well as location and finding a good contractor. Luckily I have some connections in KC so I am hopeful to find a good contractor but no guarantees there. Matt, thank you for your many perspectives! That is all such great information that I keep hearing from different resources so that information is clearly to be taken seriously. I am really looking to network as well. I need to find good connections that I can benefit and can benefit me as well which is why I hopped on BP and made this post! I will PM you to pick your brain a bit if you dont mind.
