@Dylan Mettler I have taken out loans in my 401k in the past and it worked great. As long as you do your math right I don't see any problem with it. I've helped some clients find vacation rentals in Nashville as well. Let me know if you have any questions about that!

STR are great for cash flow and work in most parts of Nashville. However, they are harder to find for the fact that you can only have so many permits in a area. In saying that, its not impossible! I would be glad to help you out if this is something your serious about doing!

I rented this property for 2 years making $200 a month. Sold it for a $29,500 net profit.

This was a friends parents home. I explained seller financing to the sellers. I gave them a little more then market value to get a low mortgage pay at $800 a month home rents for $1600 a month.

Sounds like you have a pretty good plan! House hacking is the best way to get started in my option. It's lower risk and gives you a great idea of how a lot of the aspects of investing works.
