I was wondering how owner financing a down payment on a property works. Legally is there forms that need to filled out or is it up to the lender? How does the structure of that kind of deal work?

My main question is it better to rent the first home take out the equity and move to the next or flip a few to build a bigger bank account then move to rent. My goal is to not have to work a day job and be financially free. 

Also If I buy a home with an FHA loan I heard that I could gift the home to a family member then in turn the home could be rented out without me living in it.

Another question is I've always heard you have to put 20% down on a traditional loan is that true or can I do 10% or even 5% 

How much does it help for 2 people to come sign and Co borrow on a loan as for as the amount they will give and interest rates.

Hey, my name is Zach Hoskins I'm 23 and am trying to get into real estate. I currently work in the paint shop at Carmax. I've been learning and trying to get into real estate for about a year or so. I'm about ready to dive into my first home purchase but I have a lot of questions but I'm excited to get started.
