Nashville Area College Student Looking For A Unique Deal

Hi everyone! My name is Ben Rastelli, and I am a full-time college student about to enter my senior year at Middle Tennessee State University (MTSU) here in the Greater Nashville area. I am majoring in business, specifically Entrepreneurship. I currently live at home, which is about 45 minutes up north of Nashville, but with classes starting soon and my desire to get started in real estate investing at an all-time high, I want to be creative and find a unique situation for housing this coming school year.

My "dream situation" at this point would be to find a property in the general Nashville area, maybe even down in Murfreesboro near MTSU, that is perhaps a fixer-upper, that I could move into and "house-hack" by bringing in some friends to rent out the rooms, which would ideally cover my monthly payment. During this time I would work on renovating/rehabbing the property, and ultimately, if possible, I would look to complete the BRRRR method on it and begin looking for other properties to invest in. This situation would give me a shorter commute to school, while also giving me my start in real estate investing. This being said, I would certainly be open to other creative ideas that would keep me from paying $500-$700 a month just to rent an apartment or commuting from home each day.

All of that sounds good and well, but of course as a full-time student I do not have a lot of capital to work with yet. I would love to get in touch with anyone that would be willing to offer me any information or even support regarding this idea. I would be happy to meet in person for coffee or lunch sometime to talk about things and get to better know each other! I am always looking to meet new people, so whether you are a real estate investor, a private money/hard money lender, a realtor, or anyone else in the general Nashville area that would like to get in touch, please feel free to reach out!
