My name is Zach Gregor and I am a 21 year old licensed Realtor in Virginia. I purchased my first home in Northern Virginia last year. I managed to do a nice rehab on the house while working 40 hours a week at my W2 and selling real estate part time. I have made it my mission to get the ball rolling on the investing side of things this year. Any recommendations of a good REIA in the area? Would really like to connect with some like minded individuals. I would also like to take the time to thank @Joshua Dorkin and @Brandon Turner for making this fantastic website that has taught me so much!

PMI is insurance for the bank if you were to default or stop paying on your loan. The other type of insurance is referring to your homeowners insurance. Hope this helps!

Hey BiggerPockets! My name is Zach Gregor. I am a real estate agent/soon to be investor in Northern Virginia (first deal under contract!!). After months of browsing various posts and topics, I have finally decided to become more active in the forums. I would love to hear some success stories coming out of the DC area. I know they exist! This area seems to be pretty tough to find deals, especially in multifamily due to the massive shortage of multifamily properties. Would love to connect with some like-minded individuals!

Hey Shannon, It is definitely possible! I work 40+ hours a week with my day job and am able to be a part time agent. It does, however, take a little bit of time to onboard clients. My recommendation to you would to be just make sure your clients know the hours and days you are available. Your schedule may work for some people and may not work for others. Best of luck to you!
I would say it is mostly about vacancy rates. In a Single family, if your tenant leaves your occupancy goes from 100% to 0%. In multifamily, you are not just relying on that one tenant. I've heard him say this a few times throughout my time listening to GC!
