@Bobby Hosmer thanks for the advice, encouragement, and recommendations! How can you tell if a market is cash flow vs appreciation? I'm guess from the prices I saw in Tucson it's be an appreciation market right?

My 5 year plan is to have 50 doors in 5 years with the first step buying our first property this year, most likely in Tucson AZ. It's mainly gonna be through multi fams (obviously) probably in AZ, MO (I have family there), and maybe some other parts of the Midwest if the price is right.

I want to have a business plan, or at least the first couple years of one, written down and I also wanna know some of the landlord do's and dont's. Let's be honest, I could use ANY advice on ANYTHING business haha.

What are some books, podcasts, websites, or YouTube channels you guys would suggest for a beginner in business? I've read "The Book on Investing with Little or No Money Down" and I've been catching up on the Bigger Pockets Business podcasts too.

Ive read the book on Investing in Real Estate with Little or no Money Down twice in the last month and am going through it a third time. Just got my Audible credit and need some suggestions on my next read.

I'm pretty new to REI. I live in super expensive CA but I'm wanting to buy and hold elsewhere. I have a little bit of cash saved up and doing some work on my credit too. Due to my lack of experience I'd like to do cash flow in the beginning and later do a flip or two and see how that goes. Any suggestions help! TIA y'all.

Y'all helped me out a ton on my last forum about getting started and what my next steps should be. A few people suggested wholesaling. I was wondering what advice you'd give to someone getting started in wholesales. I currently live in Cali and I'm close to finishing my RE classes.

@Tanner Cohen Thanks Tanner! This is great stuff. This is definitely a post to read through once a week. Thanks for taking the time to give advice and encouragement. Grew up in a single parent home dirt poor. Lived in a trailer park, had fast food every day, hand me downs, the whole nine yards. I want better for my wife and future kids and real estate can definitely provide that.
