@Jon Lopez I've heard it's harder to get loans from banks as an LLC though. Is that true or are you guys avoiding banks altogether?

@Bruce Woodruff 2/3 done with my RE license. I'll definitely look into the B1 license. Never heard of that one

@Ashley Cross even with house hacking I've ran into some road blocks. I think sitting tight and working on my credit score might be the best answer for now.

Hey y'all  my name is Zach. I'm brand new to real estate investing. My credit isn't the best and my capital is zero, aside from our life savings and emergency fund which is also low. I've tried almost a dozen different lenders, mortgage companies, and other ways to get funding but keep striking out. Either I need a huge amount of money down (one lending company said I need $50k down for a 100k property) or my credits not good enough. Im finding good first deals and I know there's a way to get em with no money and bad credit. Any suggestions

Ok first of all, holy cow how did you get all that info? Second, thanks for the input. I guess it wouldn't be 100% financed because I'm gonna look for an investor to bring the down payment. It says it has a garage and it on google maps it looks like it does but not sure without a front view. I figured it'd need new flooring and fresh interior paint so I guesstimated 10-15k for repairs. I was planning on doing an FHA loan because I heard they have 3.5% rates. Maybe that's not feasible tho? What would be a more realistic interest rate?

Great looking deal in Webb City, Mo but it almost seems too good to be true. Property does need some TLC, about 10-15k (just my estimation from the Zillow pictures).
