Is it possible to get a traditional jumbo mortgage with an illegal inlaw unit that is rented?  If it is please let me know which lender.  I am not interested in hard money loans at this time.  Thank you

I used MYND property management for about a year in bay area to manage a fourgplex.  Absolute horrible service all around. They would never notify me about repairs or ask for permission.  What actually was repaired was never made clear.  

The amount of repairs they made on my property was just suspicious in itself, multiple repairs every month.  My new property manager has not needed to complete one repair.  With MYND there was not single month that went by without multiple "repairs" being made.

I don't think any sf landlord trusts there tenants.  I definitely did not.  I do not understand the process but there is a way to do it unregistered so that you can condo convert later. My lawyer did this for me. It is done through the courts and the tenants will have at fault eviction if they do not follow through with move out.  It takes more paperwork but is worth it.  All the attorneys I mentioned above can set it up.  Steve Macdonald offers a free consult and he will walk you through how to do an unregistered buyout of protected tenant to protect condo conversion status.

If they wont take buyout I believe you have to offer them lifetime lease if you condo convert.  Any eviction of protected tenant disqualifies building forever.

You can do an unregistered buyout. This makes it possible to condo convert later. Any reputable lawyer should be able to do this. Such as Daniel bornstein, Jeff woo, Andrew Zach’s or Steven Macdonald. McDonald also offers free consultation where he can walk you through the process of unregistered buyouts. I did one myself.

Looking to do refinance on my 4plex 75% LTV. Best rate I have found is 30 year fixed 4.75 interest rate. Also interested in interest only mortgages. I have good income and credit. Does anyone have any suggestions?
