The bank that holds the loan on my rental property is asking me if I want to refinance. I have approximately $100k equity and am considering a cash out refinance.

Con, the new payments may not be able to be covered by the current rent.

Pro, I would be able to purchase more RE, this new RE would almost certainly offset the loss from the first property.

"If you think you can you're right, If you think you can't you're right"  I'm not sure where I heard it but it reminds that a positive mental attitude can overcome many obstacles

I would say let him do most of the talking for sure.  I'd probably put together 5-10 of the most burning questions you have in priority order and take good notes.  Best of luck.  I'm very interested in your after action report.  Perhaps you could post what you learned here.  Congratulations and best of luck.

Can someone explain the decision to Flip vs BRRRR. I'm not sure I understand why I should choose one over the other.

Most people have Netflix.  Add a few chromecasts that plug directly into the HDMI port for about $40/per and cut the cord.  People will then be able to use their own Netflix accounts as long as they are connected to your wifi.  Also streams YouTube as well along with a few other things that you can put on your phone including NFL and ESPN.  Good luck.
