@Curt Davis I've been on your email list for a long time. I have accumulated many properties in my own personal portfolio that are very successful using this method and in the same area in Memphis. We pay for an ARV appraisal on each property using the BRRR strategy and almost always hit it on the dot on the refinance. I'm happy to send a copy of the appraisal to anyone interested. @Jason Ferguson,  @Bhai Shah. All this property has sold, but to clear up confusion the exterior were for another home I own, the interior are accurate.  I never corrected the photos here since this went under contract the first day I posted it.  I can gladly send a pdf of post rehab photos for this one (if the contract falls through) or other I have if anyone is interested.  Please email me directly for more info.

Clarification on the seller financing offered:  The numbers I've calculated here are using a conventional 30yr loan with 20% down.  The seller financing terms and rate are different, but cash flow is still in the positive.  Give me an email or call to see specifics.  Zach
