Denver co

$300 non-refundable
$30 a month additionally

ALSO in our state ESA's do not qualify for not paying an additional fee.  If someone mentions they have a service animal you're allowed to ask 2 questions:

1) What service has the animal been trained to provide
2) Is the dog a service animal required because of a disability

Very much all for people having Service animals when or where required, and they absolutely shouldn't pay an additional fee.  Very much against people trying to pass off pets without paying a pet fee (which will definitely always be required to repair inevitable damage)

@Austin Charlton

First identify what strategy you’d like to pursue, flip, brrr, buy and hold….

Figure out the time costs associated with each and the monetary costs

Then repost what market you’re in, and what strategy you’re aiming at for the best answers here

@Preston C.

I have my license primarily for my property management company and partially to represent myself and the occasional investor for purchasing a house

I always offer to do a flat fee, as low as .7% of a normal 3% commission. I do this and set the expectations as if I’m taking less of a commission I’ll do less work, ie I won’t be constantly looking for houses for them, they should watch Zillow to find their own etc.

@Matthew Kirkwold

Personally I prefer to tell the truth.

Sometimes there are are uncomfortable conflicts you have to deal with, and while it sucks, it’s just part of it

@Adrian Rae

His logic is sound and this strategy makes sense if you don’t have time to fix a property, don’t have the knowledge to fix a property, don’t have the desire to fix a property

Post: When is it OK to talk about money?

@Nathan G.

There are two contexts here

1) personally how much you’re worth what you’re making etc

2) anonymously and money concepts as ideas or learning info

For 1 probably talk about it anytime that you’re okay with it changing a personal relationship dynamic or when you know the other person is on equal footing. Regardless of whether or not talking about money shouldn’t change an interpersonal dynamic, it does. You have the ability do do things others can’t, you did things others didn’t, and thus people will compare themselves to you.

For 2 in the context of an ig account or YouTube account or on BiggerPockets probably when you’re passionate about helping and teaching others and that outweighs the downsides from number 1
