What is one of your most odd STR guest interactions you've had?

I had a guest who somehow was able to "book" my place on airbnb and then get my check in email instructions for their one night stay. But the payment never cleared somehow and the booking was then stopped by airbnb but they already checked in. When I messaged the guest they would have to pay or leave they refused to leave. I live locally so I drive over to the property call police and she is speeding off just as I pull up with officers. Check the property, nothing seemed stolen or damaged but she made a run for it in her car. I changed the locks that night. Was a bad night as I had worked 12 hours that day and driven home 2 1/2 hours prior to the guest trying to pull that trick. She had also asked an inquiry for a discount before "booking". Was such a weird experience?? Ive never had a guest before or since successfully book without payment fully clearing their financial method of choice.

Of course we've had personal items left behind (wink wink), gun, etc. Guests that were liars and left damages and such, but ultimately most people we've hosted were great guests!

STR will have more regulation. Mid term less regulation.

Schlage Encode Smart Wifi Deadbolt

Kentucky is the place for purchase price compared to revenue. Indiana has some great areas, TN in some areas, West Virginia.

Kentucky is my main focus and home state. I invest in the Red River Gorge STR market. There is also the bourbon trail in western ky. Feel free to message me for market details!

High purchase prices, need to choose right areas within a market. Think micro market within a market. Example the best street to own a home for STR in town. Then its a matter of if you can afford a property in that micro area. Some areas the competition compared to what you will make on revenue just doesnt make sense. Alot of owners are getting very squeezed in the orlando market for example.

How you considered investing in the Red River Gorge of KY for STR? I know some STR investor people from Cincinnatti who are investing into the Red River Gorge (Slade, rogers, campton) area. I work in cincinnatti myself as an RN though I do not invest in Cincy.

Depends on your budget. Norris Lake is proving to be a great market. Townsend TN is doing well. Smoky Mountains like Gatlinburg and Pigeon Forge is just too competitive and expensive for most to do well there. Areas around Chattanooga are doing very well also from what I know.

Hello Kanika! I invest in STR in Kentucky and there are a ton of amazing areas here. The Red River Gorge (Natural Bridge State Park) area is fantastic. Average cabin cost around 300-400k. Gross revenue at those costs is 60-70k/year gross. I have a cabin right now in fact im seeking an equity partner on. The one thing about this market is its best to buy land and build new, there is not alot of on market inventory. Kenny Bidwell of STR Insights lableled Slade KY as one of the top mountain markets to invest in, Slade is the central town of the Red River Gorge. I would be happy to discuss this anytime!
